The Big Sky Tract area is experiencing a significant shift in market dynamics as we enter July 2025. After analyzing the latest market data, we're seeing clear indicators of a buyer's market that presents unique opportunities for those looking to enter this desirable neighborhood.
The Big Sky Tract market has undergone a notable cooling period over the past 30 days. With zero home sales recorded in June 2025, compared to three sales in the previous month, buyers now have more negotiating power and selection than we've seen in recent months.
Currently, the market features:
9 active listings ranging from $1.15M to $2.5M
3 pending sales indicating continued buyer interest
Average days on market: 60 days
Total homes in area: 757 properties
This market shift creates several advantages for prospective buyers in Big Sky Tract. With homes staying on the market for an average of 60 days, buyers have more time to make informed decisions without the pressure of competing offers that characterized previous months.
The current active inventory offers excellent variety, from a $1.1M four-bedroom home on Cascara Court to a luxury $2.5M six-bedroom property on Snowgoose Street. Price per square foot ranges from $365 to $590, giving buyers options across different budget levels.

Looking at recent months, we saw average sale prices in the $1.4M range from February through April 2025, with sale-to-list price ratios around 98%. This indicates that even in the previous stronger market, buyers were negotiating modest discounts.
The current pause in sales activity is not uncommon in luxury markets and often precedes renewed activity as buyers and sellers adjust to new market conditions.
